The Venue
What is The Arboretum? Weddings
The Arboretum is our permanent, all-season glass pavilion, set at the bottom of a hill in a natural valley surrounded by apple and pear orchards. It has a classic white marquee-style roofline, and every side panel is a bi-folding glass door that opens to flood the space with light and air. Inside you will find three large crystal chandeliers, warm white fairy lights, foliage garlands, a contemporary bar alongside the dance floor, and a fully integrated sound and lighting system. With its glass walls it works just as well in winter rain as in summer sun, morning or evening.
How many guests can you hold for a wedding? Weddings
The Arboretum holds up to 200 guests for a seated wedding breakfast, with an additional 100 evening guests, so up to 300 in total. For our Intimate package, we host up to 30 guests in the Apple Barn. Minimum guest numbers also apply to each package and vary by season, so it is worth talking through your numbers with us early.
What is the Apple Barn? Weddings
The Apple Barn is our lovingly converted rustic barn, full of original character, exposed oak and the warm glow of hundreds of fairy lights. It is the home of our Intimate weddings, an alternative indoor ceremony setting, and a beautiful space for later-in-the-day Twilight celebrations.
Is the venue exclusively ours? Weddings
Our Signature Full Private Hire gives you exclusive use of the entire venue, every building and outdoor space, with the restaurant closed to the public so the whole site is yours for the day. Our other packages give you private use of the Arboretum and its surrounding gardens. The BarnYard is a large estate with several separate spaces, so on busier days more than one celebration can run here, always kept completely apart with its own areas, and full-site exclusivity is the Signature option.
Ceremonies
What is a civil ceremony? Weddings
A civil ceremony is a legally binding wedding conducted by a registrar, with no religious content. Your vows, readings and music are entirely your choice. It is the legal heart of your wedding day, and at The BarnYard it takes place in the ceremony setting you choose.
Can we get legally married at The BarnYard? Weddings
Yes. We are fully licensed to host civil ceremonies and partnerships for up to 200 guests, depending on the setting you choose. Our wedding team books your ceremony with the Kent Registrars on your behalf, all you need to do is choose your date.
What ceremony settings are available? Weddings
There are four. Outdoors, the Lavender Walk Gazebo has a long aisle approach beneath wisteria and rose, bordered by lavender, while the Orchard Garden Gazebo offers panoramic views across the orchards and rolling hills. Indoors, you can marry in the dedicated ceremony area within The Arboretum, or in the charming Apple Barn for an additional charge.
Can we get married outdoors, and what if it rains? Weddings
Yes, both gazebos are outdoor settings. If the weather turns, your ceremony moves seamlessly to the dedicated indoor ceremony area within The Arboretum, which has curved bi-folding glass doors and the same orchard views, so it never feels like a compromise. The ceremony always goes ahead, rain or shine.
Can we have readings, music and our own vows? Weddings
Yes, all of those are welcome. A civil ceremony can include non-religious readings, your chosen songs through our professional PA system or a small live ensemble, a personalised vow exchange and any rituals that mean something to you. The registrar will guide you on what is and is not permitted.
How long does the ceremony take? Weddings
Most ceremonies run between 20 and 40 minutes, depending on how many readings, songs and personal touches you include. Your registrar will talk you through the timing at your pre-ceremony appointment.
Who conducts the ceremony, and are their fees included? Weddings
Your ceremony is conducted by a registrar from the Kent Registrars. We book it on your behalf, but the Registrars charge their fee directly to you and it is separate from anything The BarnYard charges. We will let you know what to expect as part of your planning.
Do we need to arrange anything with the register office ourselves? Weddings
Just one thing: you will need to give notice of marriage at your own local register office, wherever you live, at least 28 days before the wedding. We book the ceremony itself with the Kent Registrars on your behalf, and our team will remind you about giving notice.
Is the ceremony included in every package? Weddings
Yes. Your legal ceremony is included in all four packages, Traditional, Twilight, Intimate and Signature. Full day Arboretum weddings choose from four ceremony settings, while Twilight and Intimate ceremonies take place in the Apple Barn or outdoors in the CourtYard.
Packages
What wedding packages do you offer? Weddings
We offer four. Traditional is a full daytime wedding in the Arboretum. Twilight shifts the focus to the evening, with a late-afternoon ceremony and a party atmosphere. Intimate is for up to 30 guests in the Apple Barn on a Monday, Tuesday or Wednesday. Signature is full private hire, with the entire venue exclusively yours. Each one has its own page with the full detail.
Are your packages all-inclusive? Weddings
Our Traditional Arboretum package genuinely is. It covers venue hire from 9:15am to midnight, canapés, a choice of welcome drink, a three-course wedding breakfast or daytime BBQ, a drinks package, evening food, all your furniture and styling (tables, Chiavari chairs, linens, china, glassware, chandeliers and fairy lights), uniformed staff, an informal toastmaster, a personalised wedding sign to keep, and our Leave in Luxury transport service at the end of the night. There are no hidden costs.
How many evening guests can we invite? Weddings
Your evening food is included for all of your daytime guests plus up to 20 additional evening guests. Any evening guests beyond that are catered for at £20 per head.
Do you charge for children? Weddings
Children aged 0 to 4 are completely free of charge, though still catered for and included in your final numbers. Children aged 5 to 11 are charged at 50% of the adult package price.
Is there a dressing room? Weddings
Yes. We have two beautiful dressing room suites on site, so both partners can get ready at The BarnYard on the morning of the wedding if they choose.
Food & Drink
Who cooks the food? Is it in-house? Weddings
Everything is cooked fresh on site by our own kitchen team, using locally sourced and homegrown ingredients wherever possible, including fruit from our own orchards. Having the kitchen, the team and the spaces all under one roof is one of the things that sets The BarnYard apart.
Can we choose our menu? Weddings
Yes. You choose your wedding breakfast from our full menu of starters, mains and desserts, or opt for a daytime BBQ instead. The standard package includes one menu for all guests. If you would like to offer your guests a choice of two options per course, that is available at a supplement of £7.50 per head, with guests pre-selecting in advance.
Can you cater for dietary requirements? Weddings
Absolutely. We cater for all dietary requirements including vegetarian, vegan, gluten-free, nut-free and dairy-free. Just confirm everything at your final wedding meeting and we will make sure every guest is well looked after.
Can we have a bespoke menu? Weddings
If your ideal menu is not on our list, our chefs will work with you to create something tailored to your day. Your menu is personalised at your final wedding meeting, and we are happy to talk through tasting options when you enquire.
What about drinks, and when does the bar close? Weddings
Your package includes a drinks package: half a bottle of wine per person, mineral water on every table and a glass of Prosecco for the toast, with Champagne available as an upgrade. The bar closes at 11:30pm and the venue closes at midnight as standard. If you would like to carry on, a late bar extension is available at £550 for an extra hour or £350 for half an hour, arranged in advance.
Can we bring our own alcohol? Weddings
No. As a licensed venue, all drinks are served from our fully stocked bar and outside alcohol is not permitted, so we do not offer corkage. If there is a particular drink you would love for your guests, talk to us and we will do our best to bring it in for you.
Is there a charge to cut the cake? Weddings
No. There is no cake-cutting charge. It is announced by our DJ as part of the evening and handled by our team at no extra cost.
Pricing & Payments
How much does a wedding here cost? Weddings
It depends on your package, guest numbers, date and the day of the week, so there is no single figure. As a guide, the Traditional Arboretum package starts from £6,000 for a Sunday to Thursday in the quieter months, rising to around £15,950 for a Saturday in peak summer. Twilight starts from £3,450 for venue hire with catering priced separately, and the Intimate package is £5,000. All prices include VAT.
Is there a minimum number of guests? Weddings
Yes, and it varies by package and season. For the Traditional Arboretum package the minimum starts at 50 adult guests in the quieter months, rising to 60 in the warmer months and as many as 80 for a peak summer Saturday. The Intimate package is designed for up to 30 guests. We will confirm the minimum for your chosen date when you enquire.
What else should we budget for beyond the package? Weddings
Your package covers the venue, catering and drinks. You will want to budget separately for your photographer or videographer, entertainment such as a DJ or band, flowers and styling beyond what the venue provides, your cake, and the Kent Registrars fee, which is paid directly to them. Are prices different at different times of year? Weddings
Yes. Saturdays in June, July and August carry the highest prices, while Sunday-to-Thursday dates and the quieter months are meaningfully lower. November and midweek winter dates offer some of the best value at The BarnYard. December is dressed beautifully for Christmas, and the pricing reflects the season.
Do you offer payment plans? Weddings
Yes. To secure your date you pay an initial reservation fee of £1,250 and sign our terms. A second payment of £2,750 follows for full-day weddings, your final wedding meeting is held twelve weeks before the day for Arboretum weddings, and the final balance is due no later than seven days before the wedding. We also offer handy payment plans, which we are happy to talk through.
Is the deposit refundable? Weddings
The reservation fee is non-refundable. It secures your date and covers the initial planning work. Separately, a £500 damage deposit is taken with your final balance and refunded after the wedding provided there is no damage. We strongly recommend taking out wedding insurance to protect yourselves against any unforeseen circumstances.
Are there any hidden fees? Weddings
No. We do not charge corkage, there is no cake-cutting charge, and we do not charge your photographer, florist or band a fee to be on site. Our brochure says it plainly: no hidden costs. If anything is ever not clear, ask us, we would always rather you know before you book.
Planning & Suppliers
Will someone help us plan? Weddings
Yes. Our experienced wedding team guides you through every detail from your initial showround to your final meeting, and on the day itself we act as your informal toastmaster, gently keeping everything running so you can relax and enjoy it. Your wedding is also managed through SONAS, our online planning portal, where you can confirm numbers, book extras and stay in touch with us throughout.
Can we bring our own suppliers? Weddings
Yes. We have a list of recommended suppliers who know the venue inside out, but you are welcome to bring your own. Any external supplier simply needs public liability insurance of at least £5 million and PAT-tested equipment.
When do we confirm our final details? Weddings
Your final wedding meeting is held twelve weeks before the day for Arboretum weddings, where you confirm your final guest numbers, menu choices and timings. If your numbers change significantly before then, talk to us early as minimum guest numbers apply to each package.
What time does the music have to stop? Weddings
Music stops and the bar closes at 11:30pm, with carriages by midnight. If you want to keep going, a late bar extension is available at £550 for an hour or £350 for half an hour, arranged in advance rather than on the night.
Can we carry on the next morning? Weddings
If you and your guests are staying nearby, you can extend the celebration with a BarnYard Breakfast in our oak-beamed restaurant the morning after your wedding. It is the most relaxed part of the whole weekend, and worth booking ahead for a group.
Hosting Your Event
What kinds of events do you host? Events & Parties
All sorts. We regularly host baby showers, christenings, school proms, birthday and anniversary parties, corporate days and team building, private dining, and wakes and celebrations of life, alongside our seasonal events through the year. If you have an occasion in mind, talk to us and we will help shape it.
Which spaces can we use, and how many people fit? Events & Parties
We have five unique spaces. The Arboretum glass pavilion holds up to 300, the rustic Apple Barn up to 180, The Roost up to 50 (£200 exclusive hire), The Rooster restaurant up to 50, and the pretty Mezzanine up to 24 (£175 exclusive hire). The right space depends on your numbers and the style of your day, and our team will help you choose.
Can we have a space exclusively to ourselves? Events & Parties
Yes. Our event spaces are available for exclusive private hire, so your group has the room, and where relevant its own bar and entrance, entirely to itself. Hire charges vary by space, and we will quote you for your chosen date and numbers.
Who organises my event? Events & Parties
One of two dedicated teams, depending on the occasion. Our Restaurant team looks after smaller daytime events such as baby showers, christenings, private dining and afternoon-tea parties. Our Weddings and Events team handles larger celebrations such as evening parties, corporate days and school proms. Either way, you are in expert hands.
Food & Drink
Is the catering done in-house? Events & Parties
Yes. The BarnYard is not a dry-hire venue, all food is cooked fresh on site by our own team from locally sourced produce. For most events such as baby showers and parties, catering is provided in-house. There are a few occasions where we will allow an external caterer, so do ask if you have something specific in mind.
What menus can we choose from? Events & Parties
Plenty. Popular daytime choices include our Special High Tea (£30 per person) and Mediterranean Grazing Boards (£35 per person, minimum 8 guests). For larger and evening events we offer BBQs, hog roasts, burger and pasta stations, hot fork and finger buffets, bowl food and luxury cold fork buffets, plus add-ons like dessert tables and cheese towers. Vegetarian, vegan and children options run throughout.
Do all our guests need to be catered for? Events & Parties
For evening parties we ask that at least 80% of your total guest count is catered for, so the dining experience runs smoothly for everyone. Your event organiser will talk you through what that means for your numbers.
Can we bring our own alcohol, or is there corkage? Events & Parties
No outside alcohol, and no corkage. Our bar is fully stocked and competitively priced, and if you have a specific drink in mind for your guests we can order it in for you. Just ask when you book.
Can you cater for dietary requirements at an event? Events & Parties
Yes, including vegetarian, vegan, gluten-free and more. All dietary needs must be confirmed at the time of booking, as they cannot be sorted on the day itself.
Booking & Pricing
How do we book, and what deposit do you need? Events & Parties
Get in touch through the enquiry form or at events@the-barnyard.com and we will confirm availability. For larger events the deposit is usually £1,000, and for smaller events it is typically the venue hire fee (for example £175 for a Mezzanine baby shower). The deposit secures your date, with the balance due before or on the day depending on the event.
Can we bring our own suppliers and decorations? Events & Parties
Yes. We have a family of trusted recommended suppliers who know the venue, and you are also welcome to bring your own as long as they are properly insured (public liability up to £5 million) and their equipment is PAT tested.
How does the bill work? Events & Parties
Prices are per head and include VAT, waitressing staff, white napkins, crockery and cutlery, with tablecloths charged separately if required. We issue one bill per table, and an optional 10% gratuity is included on the bill.
Can we bring our dog to an event? Events & Parties
Yes, dogs are welcome in our Courtyard, just outside The Rooster. Please note dogs are not allowed inside the main buildings.
The Restaurant
What is The Rooster? Restaurant
The Rooster is our main daytime restaurant, set in a beautifully renovated oak-beamed barn in the heart of the venue. Reimagined by owners Joanne and David, it serves a modern, cosy menu of breakfasts, brunch and lunch, Sunday roasts and classic and seasonal high teas, all cooked fresh on site from locally sourced produce.
When are you open? Restaurant
The restaurant is open Wednesday to Sunday, 9am to 4pm. Breakfast runs from 9am to 11:30am, and our Sunday roast is served from 12:15pm with last orders at 3:45pm. We recommend booking, especially for Sundays and high tea.
What is The Roost? Restaurant
The Roost is an extension of The Rooster, ideal for private dining events such as baby showers and wakes, and for larger groups when the restaurant is at full capacity. It has its own fully stocked bar and a private Courtyard entrance, and it also features in our Twilight wedding packages.
What is The Courtyard? Restaurant
The Courtyard is the spacious outdoor patio just in front of The Rooster, perfect for alfresco dining in the warmer months, with comfortable seating and umbrellas. It is also our dog-friendly area. To reserve a table outdoors, leave a note when booking and we will try to seat you in the sunshine.
Can we hire the restaurant for private dining? Restaurant
Yes. The Rooster and The Roost are both available to hire for private dining events. We offer a sample private dining menu and are always happy to tailor something to your occasion, so do get in touch with your ideas.
Visiting the Restaurant
How do we book a table? Restaurant
You can book a table through our website or by getting in touch with the team. Booking is recommended, particularly for Sunday roasts and high teas, which are popular and often fully booked.
Is high tea available? Restaurant
Yes. We serve a classic afternoon high tea, with seasonal versions through the year such as our Halloween and Christmas high teas. It is a lovely way to spend an afternoon, and a popular choice for small celebrations. Pre-booking is required.
Are dogs allowed in the restaurant? Restaurant
Dogs are very welcome in our Courtyard, just outside The Rooster, where they can join you for alfresco dining. Please note dogs are not allowed inside the main restaurant buildings.
Is the restaurant wheelchair accessible? Restaurant
Yes. Wheelchair access is available through The Roost entrance, allowing easy entry to the restaurant, and all areas are accessible with the exception of the Mezzanine, which is upstairs and not suitable for wheelchair users.
Where is the food prepared? Restaurant
All of our food is prepared and cooked on site using fresh local produce as much as possible, ordered from local suppliers. It is the same kitchen and the same care behind every plate, whether it is a Tuesday brunch or a wedding breakfast.
Christmas at The BarnYard
What are the mixed Christmas party nights? Christmas
Our most popular festive option. On select Fridays and Saturdays through December, the Arboretum hosts shared party nights you book by the ticket rather than hiring the whole space, ideal for smaller teams and groups of friends. Arrival from 6:30pm with fizz, a four-course festive dinner, then dancing with our in-house DJ until midnight. Tickets are £69.95 per person with a £20 deposit. These sell out months ahead.
Can we hire a space just for our group? Christmas
Yes. The Apple Barn is available for exclusive Christmas hire throughout December, from 7pm to 12:30am, for up to 180 guests, dressed for the season with trees and fairy lights. The set package is £2,995 for 50 guests, with additional guests at £25 per head. No table plans, no formalities, just a DJ, a welcome drink and a Christmas buffet.
Do you do a Christmas lunch or high tea? Christmas
Both, in the restaurant from early December to the 23rd. Christmas Lunch is £27.95 for two courses or £32.95 for three. The festive Christmas High Tea is £36 per adult and £15 per child under 10. Both are pre-booking only with a £20 deposit per person, and vegetarian, vegan and children options are available.
What is the Christmas Eve Brunch? Christmas
A lovely way to start Christmas. On 24th December we open from 9am to 2pm for a festive brunch buffet plus a hot menu, priced at £25 per adult and £15 per child under 10, with a £10 deposit. Slots are pre-booking only and fill quickly.
Can we get married here at Christmas? Christmas
Yes, and the Arboretum is dressed for Christmas throughout December, which is included with every December booking. If a festive backdrop is part of your vision, a December wedding here looks the way Christmas should. The pricing reflects the season, so it is worth building it into your planning early.
When should we book? Christmas
As early as you can. Our Christmas events, especially the mixed party nights, are the highlight of the year for many Kent companies and groups and consistently book out months in advance. If a particular date matters to you, do not wait until the autumn to enquire.
Finding Us & Getting in Touch
Where are you? Visiting
The BarnYard, Oak Lane, Upchurch, Sittingbourne, Kent, ME9 7EZ. We sit in 150 acres of countryside near Upchurch, in the heart of the Garden of England, easy to reach by car with two large free car parks on site.
Is there parking? Visiting
Yes, there are two large free on-site car parks with plenty of space for your guests, directly adjacent to the venue.
Is the venue accessible? Visiting
Yes. The Arboretum and the restaurant have step-free access and accessible toilets, and our main ceremony and event areas are reachable step-free. The one exception is the Mezzanine, which is upstairs and not suitable for wheelchair users. Please let us know any specific requirements when you enquire and we will plan around them.
Can we bring our dog? Visiting
We are a pet-loving venue. Dogs are welcome in our Courtyard for restaurant dining, and well-behaved dogs can be part of your wedding day by arrangement. Please note dogs are not allowed inside the main buildings otherwise.
